Moisture Problems Don't Announce Themselves
In Montgomery County's climate — with its heat, humidity, and regular heavy rain — moisture problems inside homes are common. But many moisture issues are invisible until they become serious. A slow leak behind a wall, condensation buildup in an attic, or an improperly sealed penetration can cause significant damage over months without any obvious visible sign.
Our moisture inspection looks for indicators that something is wet, recently wet, or elevated in humidity when it shouldn't be. We use visual inspection and, where applicable, moisture readings to identify affected areas and document them clearly.
What the Inspection Looks For
- Visible water staining on walls, ceilings, and floors
- Soft, swollen, or buckled building materials — drywall, wood, flooring
- Musty odors, discoloration, or visible mold surface indicators
- Moisture readings using handheld meters on suspect surfaces where appropriate
- Attic, crawlspace, or basement indicators of persistent moisture
- Pipe penetrations, seals, and mechanical areas where leaks commonly originate
- Photo documentation of all affected or suspect areas
- Written findings report describing scope, location, and observations
An Important Note About Mold
Our inspection identifies visual and surface indicators of mold growth. We are not a certified mold testing laboratory and do not provide air sampling or certified mold assessments. If our inspection reveals signs that suggest a more thorough mold evaluation is warranted, we will communicate that clearly and can help coordinate a referral to an appropriate specialist.
